Process

How will it work?

We understand that selling your land can feel like a daunting task, but it needn’t be. Through years of experience, our dedicated team have succeeded in making the process as straightforward as possible. This proven method ensures the best possible outcome for landowners, time after time.

Site assessments

We will carry out an in-house GIS assessment of land parcels based on a wide-ranging set of criteria, analysing potential and providing an in-house commercial appraisal. Our goal is to find sustainable sites for residential development.

Site visit and landowner meeting

If our proposal is of interest we will arrange to meet with you, the landowner, face to face and at your site to discuss the promotion process in full.

Legals

We will manage all aspects and costs regarding the legalities of promoting your land, to ensure it runs as smoothly as possible. At this stage, solicitors from both sides will liaise on the details and documentation, leading to finalising the agreement.

Promotion

Land promotion activities could include call for sites (with the local council), Reg 18 or Reg 19 inputs, local plan examination, discussions on your behalf with local bodies such as parish councils and/or local groups.

Planning

This stage sees submission of the site including various reports and plans. We will monitor responses and make changes where needed. This stage also covers S106 agreements, BNG (Biodiversity Net Gain), S278 agreements (if needed) and liaising with the planning committee.

Sale

The last element is the sales strategy, e.g. crafting an open market sale. Our team will facilitate negotiations with potential buyers and support you all the way to financial closure.
